A developer in the Alexandria Bay, New York area desired to construct 2-story condominiums over the water, such that the “basement” was a boat slip.
The plan was to allow boaters to park their boat under cover and simply walk up a set of stairs to their residence.
Plumley Engineering worked with a contracted geotechnical firm to use a drill rig on the thick mid-winter ice to check the foundation bearing capacity and overall soil conditions. It was discovered there was very soft soils to a significant depth, and it was concluded driven piles to bedrock would be the best and most economical foundation. Plumley then designed the pile foundation and the related structural framing for the support of the condominiums.
The concept of the condominiums with the boat slip underneath was very popular, and they were sold in short order.
